HVAC Inspections are a benefit to Realtors when it comes to building a buyer’s confidence in home sales.

There are many ways for these two industries to work together. In order to develop, encourage and ensure potential buyers can rely on the HVAC systems in homes they are considering.

Inspections

HVAC Inspections can help real estate agents and potential home buyers understand the current functioning ability of the existing HVAC equipment.

Air Doctor Heating and Air provides these inspections as well as thorough inspections for Insurance Claims. These inspections are provided for all makes and models of HVAC Equipment. The inspections also include their components, wiring, pipes, coils, motors, etc. for:

  • Heat Pumps.
  • Air Conditioners.
  • Furnaces.
  • Boilers.
  • Ventilation systems.

A complete visual inspection is performed then comprehensive system testing and a full report of all findings. If there are issues discovered, they will be spelled out and an estimate of repair or replacement can be provided.

Reporting

This inspection report can be provided to prospective buyers to show that the system has passed a thorough, professional third party testing and analysis.

Buyer confidence in an HVAC system can assist in a potential sale. Since HVAC equipment is such a large investment, knowing that it has been inspected and tested by a third party professional can make a big difference to your buyer.

Warranties

If it is a new home and the existing HVAC equipment is under warranty with the manufacturer, the new buyer must transfer the warranty within 30 days after closing.

Upon installation, the warranty is issued to the builder or installer. Unless the new buyer transfers the warranty to themselves after purchase, then that warranty will not cover them.

A new system will generally have a ten year manufacturer’s warranty. The builder will typically offer a one year warranty. Unless that manufacturer’s warranty is transferred to the new home owner, they will only be covered by the one year warranty.
