HVAC Maintenance Inspections

HVAC Maintenance Inspections provide you with a system analysis. This analysis will let you know how well your system is operating. These seasonal inspections are normally done in the Spring for your cooling system and in the fall for your heating system. It is best to have your system looked at before they need to operate at full capacity in Summer’s heat and Winter’s cold.  Spring Checklist

AC Maintenance

If your system is under warranty, regularly scheduled inspections help protect your warranty. If a major component requires replacement, the manufacturer may require the maintenance records.

Air Doctor Heating and Air inspections will include the unit itself as well as the supporting components. Visual inspection, system testing and written reporting of the specific results will be provided. The inspections differ a bit depending on which HVAC equipment is being inspected.

Heat Pumps

The components included in the inspection will be the

  • Thermostats
  • Filter
  • Blower wheel
  • Blower motor
  • Capacitor
  • Evaporator Coil
  • Fan blade
  • Defrost cycle
  • Pipes and valves
  •  Testing and Measuring condenser motor amps
  • Actual Capacitor farad units vs the optimal farad units
  • System pressures versus optimal pressures and
  • Electrical performance.

Furnaces

Gas Furnace

This maintenance inspection will cover inspection and testing the

  • Thermostats
  • Filter
  • Safety Circuits
  • Blower Wheel
  • Flue Pipe
  • Electrical Connections
  • Heat Exchanger
  • Manifold
  • Burners and Flame Sensor
  • Testing and Measuring the Blower Motor and Capacitor farad units versus optimal farad units
  • Inducer motor amps, gas valve amps and
  • Manifold pressure
  • Oil Furnaces will also have the nozzel and strainer replaced.

Boilers

Columbia MCB Boiler

The maintenance inspection will cover inspecting and testing the

  • Thermostats
  • Radiators
  • Filter
  • Burners
  • Low Water Cutoff
  • Flue Pipe
  • Safetys and Zone Valves.
  • Testing and Measuring the Gas Valve Amps, Gas Manifold Pressure versus Optimum Pressure, Combustion testing.

Air Conditioning

Air Conditioner Outdoor Unit

Air conditioner maintenance will cover inspection and testing the

  • Thermostats
  • Filter
  • Temperature Drop Over Coil
  • Blower Wheel
  • Electrical Connections
  • Condenser Coil
  • Evaporator Coil
  • Capacitor
  • Refrigerant
  • Crankcase Heater
  • Relays, Contacts and Fan Blade
  • Testing and Measuring the Pressures, Compressor Amps, Drain Line, Electrical Contacts, Pipe Insulation.

Reports

The technician’s findings will be sent to the customer as a written report as well as recommended service or replacements, if any. Any abnormal conditions or efficiency loss will be mentioned.
